What our customers want to know
We provide carpet cleaning services throughout Lakeway, west Austin, Bee Cave, Dripping Springs, and the greater Hill Country area. Residents of West Cypress Hills, Briarcliff, and Spicewood call us for stains. In Sweetwater, Serene Hills, and Rough Hollow, we handle pet stains on carpet and uphostery. From Lakeway to Lake Pointe, Falconhead to Spanish Oaks, we handle tough stains on natural tile and ceramic tile. Grout too!
We use the same products in our home! Some tough stains require a more aggressive treatment, but we’ll let you know if we use any, and we’ll give you clear instructions to keep your entire family healthy and safe.

About the Founder
Simply Clean was founded by native Texan Mark Annabelli. His is a story of hard work, tragic mistakes, spiritual awakening, and rising like a Phoenix from the ashes to reclaim both his life and the American Dream.
Rambunctious and willful in his youth, Mark began cleaning carpets as a night gig while still in high school. Against all odds, he found this work extremely rewarding — the opportunity to apply the right tools and skills, and see dramatic results right then and there. It was a good start, but trouble was brewing as Mark’s life fell into a cycle of “work hard, party hard.”
After being laid off from an office job at the age of 20, Mark went to work for a carpet cleaning business owned by his friend’s parents. It was his first experience with truck-mounted equipment. That job taught him everything there was to know about residential and commercial steam cleaning.
After five years on the job, Mark went into business for himself, confident that he could take service to the next level. But Annabelli’s Carpet Care failed when Mark’s “party hard” ways descended into a spiral of substance abuse and addiction. He lost his business, his family, and even ran afoul of the law, ultimately serving time in jail.
Jail was Mark’s rock bottom, but also his spiritual awakening. God promised to redeem his life, and Mark surrendered to Him. He has been sober ever since and rebuilt his family life, finances, and ultimately his business.
Today, Mark is happily married to Laura, a teacher at Serene Hills Elementary, with two little girls, Ellery(13) and Vaughn(10). Living clean in Lakeway, committed to making the most of the second chance God gave him. Feel free to ask him about God’s story in his life, he loves to share it!
